Privacy Policy

1. What this policy covers

This policy describes what data the heti.io site and the @heti_io_bot Telegram bot collect, why it is needed, who it is passed to and how to delete it.

2. What data we collect

• Telegram data. Account ID, name, username and interface language, which Telegram passes on when you start the bot. We do not receive your phone number.
• Search criteria. The zones, budget, home type, number of bedrooms and other parameters you gave the bot.
• Events. Technical records of your use of the service: the move from the site into the bot, the setup steps, the plan you picked, the “home found” marker.
• Technical data. IP address, device and browser type, the page you came from, advertising tags on the link (utm tags, fbclid) and cookie identifiers.
• Payment data. Payments are processed by Stripe. Card numbers and payment details never reach us; we only see that a payment happened and for how much.

We do not ask for documents, income information, credit history or other sensitive data.

3. Why we use it

• to match listings to your criteria and send them to you;
• to understand how the service works and fix errors;
• to measure advertising: how many people arrived from an ad and reached the bot;
• to meet legal requirements.

4. Cookies and advertising trackers

The site runs tools from Meta and Google:

• Meta Pixel and Conversions API. The Meta pixel loads on every page of the site and records views and clicks into the bot. Some events we additionally send to Meta’s servers directly (Conversions API) together with the advertising tags of the click. Meta uses this data to deliver and measure advertising, including to build audiences.
• Google Analytics 4 and Google advertising features. The Google tag records page visits and clicks into the bot; some events are sent to Google’s servers from our server. The data is used for analytics and to measure advertising campaigns.

These tools set their own cookies (among them _fbp, _fbc, _ga) and may combine information about your visit with data Meta and Google have collected about you on other sites.

How to opt out. You can configure personalised advertising in the ad settings of Meta and Google (Ad Settings), opt out of Google Analytics advertising features through Google’s official opt-out browser add-on, and use the industry opt-out pages NAI and YourAdChoices. Ad blockers and browser settings that restrict third-party cookies work too.

5. Who we share data with

We do not sell your data. We pass it only to the services the product cannot work without:

• Telegram — delivery of the bot’s messages (Telegram’s own policy applies);
• Meta and Google — advertising measurement, as described above;
• Stripe — accepting payments;
• Vercel and Neon — hosting the site and the database;
• where the law requires it — to authorised authorities.

6. How long we keep data

We keep your search profile and the related events while you use the service and for a reasonable period afterwards, so that we can keep records of payments and statistics on how the service performs. After that the data is deleted or anonymised.

7. Your rights

You can ask what data we hold about you, correct it or delete it. To do that, write to the @heti_io_bot bot. Deleting your profile stops the service for you.

If you are in the European Union or in California, you additionally have rights under the GDPR and the CCPA/CPRA, including access to your data, its deletion and opting out of the sharing of data for advertising purposes. Send those requests the same way.

8. Children

The service is not intended for anyone under 18, and we do not knowingly collect their data.

9. Changes to this policy

We may update this policy. The current version is always published on this page, and the date of the last update is shown at the top.
